You say New Homes Market Center offers all these services without fees. What’s the catch?

Answer: There is no catch. If you use a Realtor® to buy a home, the builder or seller pays a commission. For new construction, the commission is already budgeted as a builder’s marketing expense and it is reflected in the appraisal prices of the neighborhood new home sales, so the home price is not affected whether you have representation or not – with the exception of course, that we are usually able to save you more money than if you went direct to the builder because we will pull recent sales to make sure you are getting a good deal. If the builders reduce the price of a home it may affect the sales price of other homes. A new homes neighborhood will need to keep appraisal values high on the We sell a lot of new homes giving us the edge when we negotiate with the builder on your behalf. With Resale properties, the seller of the house already has an agreement to pay the seller’s agent a certain commission whether or not the buyer uses their own agent. The seller’s agent then splits his/hers commission with Buyer’s agent or keeps the whole commission. Therefore, it is to your benefit to use a New Homes Market Center Realtor®.

Do builders have to pay you a fee to be listed in your electronic database?

Answer: No. New Homes Market Center keeps a database of builders, their communities, and floor plans in the area. This enables us to always give you a complete and objective look at the new home options available in their specific price range.

I’m looking for a 1920s bungalow – can New Homes Market Center help me locate it?

Answer: Yes. We have the same access and abilities as any Realtor®, but what makes us different is that we have our own internal database of new homes, builders, and offer incentives that other Realtors® do not. This information coupled with the standard Realtor® MLS data, gives us the edge. This is why we can offer you unparalleled service and knowledge of the market.

Isn’t New Homes Market Center like going through a standard real estate company?

Answer: Yes, however, we offer so much more. Why are we different? Standard Realtors® work with both resale and new homes, and with this massive inventory, it’s extremely difficult for them to stay abreast of all the new homes, builder incentives, and floor plans available. We have a team of Realtors® who specialize in new homes, builder incentives, and zoning. This knowledge, in combination with our up-to-date online database of builders and communities streamlines the process for our clients. It’s the difference between going through a generalist or a specialist. New Homes Market Center is a new homes specialist.

What makes your online database unique?

Answer: First, you don’t often see technology of this magnitude used for residential real estate, and certainly not for new homes. Second, the database is complete and current, but the huge benefit is the way we can perform searches on it to extract the best selection of choices for our clients. This database and our team of new home specialists work in tandem to bring a superior outcome for you.

How is your online search engine different from other real estate websites?

Answer: We provide access to data that other sites have PLUS we have thousands of new homes communities in our database that are not available in the MLS (Multiple Listing Service).

Are all your search tools electronic?

Answer: No. New Homes Market Center also has a free color catalog of new home listings for those who prefer browsing off-line. Now, obviously, this catalog is not as extensive as our electronic resource, but is great for browsing and identifying the style of home you prefer.

I already have a new home being built. Will you still sell my current home for me at a reduced commission through your Buyer Move Up Program?
